Welcome to the website for our emerging development proposals for the land at Joel Street.

Charterhouse Strategic Land is preparing plans for new homes and accessible green spaces on this site. We are currently at an early stage in the planning process. No planning application has yet been submitted, and no decisions have been made.

Consultation

As the proposals develop, we want to work with the local community and provide opportunities for people to find out more, ask questions and share their views.

A public consultation will take place later this year, ahead of the submission of a planning application in the new year. More information about the proposals and details of how you can take part will be published on this website once the consultation dates have been confirmed.

Where are we now?

As part of the early stages of the planning process, Charterhouse Strategic Land has submitted a request to the London Borough of Hillingdon asking the Council to determine whether an Environmental Impact Assessment (EIA), will be required for the proposals.

This is known as an EIA Screening Request.

The Screening Request is not a planning application and does not determine whether the proposals should receive planning permission. It is an early, technical stage of the planning process which helps establish what environmental assessment may be needed to accompany a future planning application.

The Screening Request will be available to view on the London Borough of Hillingdon’s planning website.

Charterhouse Strategic Land is  also undertaking pre-application enquiries with the Council.

What is an Environmental Impact Assessment?

An Environmental Impact Assessment- or EIA – is a process used for certain development proposals to identify and assess their likely effects on the environment.

Depending on the nature and location of a proposal, this can include consideration of matters such as transport, air quality, noise, ecology, landscape and other environmental issues.

At this stage, Hillingdon Council is being asked to decide whether the proposals for the land at Joel Street will require a formal EIA when a planning application is submitted.

If the Council decides that an EIA is required, the relevant environmental matters will be assessed in detail, and the findings will be set out in an Environmental Statement submitted with the future planning application.


What happens next?

The proposals are still being developed and there will be opportunities for the community to find out more and have their say.

We will hold a public consultation later this year and at that stage, we will share more detailed information about the emerging proposals for the site and explain how people can provide feedback.

Details of the consultation, including the dates, venues and ways to take part, will be published on this website once confirmed, and we will also write to neighbours, and other key stakeholders such as local groups and elected representatives.

Feedback received through the consultation will be reviewed by the project team and will help inform the proposals ahead of the submission of a planning application to the London Borough of Hillingdon later this year.
